Croudace has submitted outline planning applications to West Northamptonshire Development Corporation and Daventry District Council for a major mixed-use urban extension to the north-east of Daventry town centre. Taken together the applications propose up to 4,000 dwellings; a District Centre containing approximately 720 square metres retail use and 8,500 square metres employment space; a supermarket; 2 Local Centres (each containing 360 square metres retail use); a Secondary School; 3 Primary Schools, a Health Centre and many other community facilities.
The developed areas will be set within a framework of Green Infrastructure, incorporating extensive open spaces for formal and informal recreation. A total of 107 hectares (266 acres) open space will be provided including substantial extensions to
The overall Church Fields scheme will make a major contribution to the growth requirements of Daventry town, which is planned to almost double in size to a population of about 40,000 people by 2021. It will provide a wide variety of dwelling types (both private and affordable).
Due to the scale of the proposed development it has been necessary to prepare an Environmental Statement (ES). A Non-Technical Summary of the ES is included within the package of submitted documents which provides useful background information on all the main issues addressed by the applicants and their team of consultants.
Careful attention has been paid to the ‘sustainability’ credentials of the proposed development, which also involves the realignment of the B4036 Long Buckby Road, to provide a more effective arterial route from Daventry to the A5 and Long Buckby Station. It should be noted that whilst outline permission is sought for the overall Church Fields proposals, the applications seek detailed approval for access arrangements, as set out in the submitted Transport Assessment.
